What we inspect before wall removal
We inspect the wall, the framing above it, the proposed beam bearing points, and the supporting structure below. The inspection extends beyond the opening to where the replacement beam’s loads will be supported. Our inspection equipment includes 10× binoculars and a borescope.
When assessing foundations and below-grade work, we check whether Clear Lake soil is present. It is poorly drained, with a seasonal water table that can sit several feet down in late summer and rise close to the surface during wet winter months.
Much of Ygnacio Valley and major drainages including Tice and San Ramon Creeks fall within mapped liquefaction zones. In those areas, we treat earthquake-related ground movement as a site-specific concern, not a condition shared by every Walnut Creek property.
Measuring the opening and calculating beam loads
We measure the span and calculate the loads the replacement beam must carry. The width of the proposed opening is only part of that calculation; we also need to establish what the beam will support. Those are separate questions to resolve before choosing a replacement beam.

-
Tell Us What You Need
A short call is enough for us to understand the project and what it will take.

Research First
We review what's already on file, records, plans, and prior work, before anyone heads out.
-
Clear, Written Price
You get the scope and the price in writing before any work starts. No surprises.
Some of what that looks like in the field:
- Issue a sealed engineering report or letter for the applicable assessment or inspection.
- Inspect accessible, visible structural elements from the foundation to the roof framing.
What It Typically Costs

FAQs
Foundation inspections and reports generally cost $300 to $750. The engineer examines accessible elements, measures interior elevations, reviews history, and identifies likely causes of issues. Additional analysis for repairs may increase the fee depending on complexity and whether drawings or recommendations are required.
Many structural engineers charge for initial consultations or inspections rather than offering free quotes. Fees for basic assessments start around $350. Some may apply the inspection cost toward later engineering services. Always confirm billing terms upfront to understand what is included before scheduling a site visit.
Most standard homeowners policies exclude coverage for foundation repairs caused by settling, soil movement, or poor maintenance. Coverage may apply only if damage results from a covered peril like sudden water intrusion. Review your policy details and consult your insurer directly, as structural engineer reports can help document causes.
