What an inspection costs
We charge $350-$900 for a full-home structural inspection and report. A foundation inspection costs $300-$750. These are separate inspection scopes, so compare the service you need, not just the lower end of each range.
Checking the site around the foundation
We check site grading, drainage, and signs of erosion around the foundation. Walnut Creek has rocky, gravelly, and clay-loam soils. We document the conditions at your property without assuming that a soil type explains a structural problem.

Recording the findings
We document observed conditions with photographs and field notes, including relevant floor-level and crack measurements. We use a crack monitor to track changes at a crack. The full-home inspection includes a report, giving you a written record of the findings.
Before opening a wall
For a proposed wall opening, we confirm whether the wall carries load and trace the load path above and below it. We also measure spans and framing. Checking only the wall you want to remove leaves out the structure it supports and the support beneath it.
What to Expect
-
Tell Us What You Need
A short call is enough for us to understand the project and what it will take.
-
Research First
We review what's already on file, records, plans, and prior work, before anyone heads out.
-
Clear, Written Price
You get the scope and the price in writing before any work starts. No surprises.
Some of what that looks like in the field:
- Size the beam and supporting columns, verify the supporting footings, and detail bearings and connections through to the foundation.
- Prepare a written assessment or permit-ready drawings that document findings, engineering conclusions, and recommended actions.
What It Typically Costs

FAQs
Use a structural engineer alone for targeted work such as opening a load-bearing wall, foundation repairs, or beam sizing. An architect is needed for larger renovations involving layout changes, aesthetics, or multiple permits. Many projects benefit from both professionals working together to satisfy code and design goals.
A dedicated foundation inspection generally costs $300 to $750. The engineer examines accessible interior and exterior areas for cracks, sloping floors, drainage issues, and signs of movement, then provides a written report with photos and recommendations. Cost depends on home size, crawlspace access, and whether calculations are included.
AI tools can assist with preliminary sizing and code lookups, but they cannot replace licensed engineers. Site-specific judgment, field measurements, material verification, and legal responsibility for stamped documents still require a qualified professional. Regulations and liability concerns ensure human oversight remains essential for structural work.
